  • Line-item scope of work and budget

Questions

How fast can you close?

It depends mostly on the appraisal or valuation, title, and how quickly documents come in. Tell us your contract deadline up front and we'll say honestly whether we can meet it.

What if the rehab runs over budget?

Overruns are generally covered by the borrower. That's why we ask about contingency reserves and review the budget carefully before closing.

Can I refinance into a rental loan instead of selling?

Yes. Many investors switch exits after the rehab. See our long-term rental loans.
