These terms apply to investorscapital.us and to inquiries submitted to Investors Capital Funding LLC ("we," "us"), 4001 Alexander Palm Ct, Tampa, FL 33624. Any loan we make is governed solely by its signed loan documents, which control over these terms.
Business-purpose loans only
We make loans only for business purposes, secured by non-owner-occupied investment real estate. We do not make loans primarily for personal, family, or household purposes or loans secured by a borrower's primary residence. By submitting an inquiry, you represent that the request is for business purposes.
No commitment
- Website content, the deal analyzer, and term sheets are for information only and are not commitments to lend.
- Loans are subject to underwriting, valuation, title, insurance, and final approval. Terms can change based on what underwriting finds.
- We don't provide legal, tax, or investment advice. Consult your own advisors.
Fees
Any application, underwriting, or third-party fees are disclosed in writing before you pay them. See our Refund Policy for how deposits are handled.
Complaints and dispute resolution
Contact support@investorscapital.us or (813) 963-5127. We'll acknowledge within 1 business day and respond in writing within 10 business days. If a dispute isn't resolved, either party may request non-binding mediation in Hillsborough County with a mutually agreed mediator, with the mediator's fee shared equally, before filing a claim, unless your loan documents provide otherwise. Nothing here limits rights you have under applicable law.
Limitation of liability
To the extent permitted by law, we're not liable for any loss arising from reliance on website content or calculator results, or for indirect or consequential damages related to an inquiry that doesn't result in a loan.
Governing law
These terms are governed by Florida law. Venue for any dispute under these terms is Hillsborough County, Florida.
